How much does conveyancing cost with Clowes & Co?

Residential conveyancing starts from £850 plus VAT and disbursements for properties up to £199,999, rising on a clear scale for higher-value properties. A straightforward remortgage is a fixed fee of £750 plus VAT. Every quote is agreed with you upfront, and we will always tell you before any cost changes.

How much does conveyancing cost?

If you are simply remortgaging your property, we charge a fixed fee of £750 plus VAT. If you are buying or selling a property, our fees depend on the value of the property:

This fee covers one sale or one purchase. If you are selling one property and buying another, we calculate the fee separately for each transaction based on its value. If you are buying, selling or remortgaging a leasehold property rather than a freehold, there is an additional charge of £350 plus VAT. If money needs to be sent by telegraphic transfer at any point during your transaction, we charge a fee of £30 plus VAT.

What disbursements will I pay when buying a property?

The disbursements you pay depend on whether you are buying or selling, freehold or leasehold, the type of property, and its location. Clients buying a freehold property will typically need to pay:

  • Search fees: estimated at £310, dependent on the location of the property
  • HM Land Registry fee: £20 to £500, dependent on the value of the property
  • Land Charges Search (unregistered land): £2.90 for each name
  • Land Registry Search: £8.20 for each title number

What disbursements will I pay when selling a property?

  • Land Registry office copy entries and title plan: £17.60 for each title number

Are the disbursements different for a leasehold property?

Yes. If the property is leasehold, the disbursements will typically include:

  • Notice of Transfer fee, as set out in the lease, typically around £90
  • Notice of Charge fee, if the property is to be mortgaged, as set out in the lease, typically around £90
  • Deed of Covenant fee, set by the management company for the property, and difficult to estimate, but often around £250
  • Certificate of Compliance fee, confirmed on receipt of the lease, typically around £90
  • Leasehold Management Pack, typically around £200 to £300, chargeable when selling a leasehold property
If you are simply remortgaging, we do not anticipate you incurring any disbursements except for Notice, Deed of Covenant and Certificate of Compliance fees in line with the leasehold figures above.

What about Stamp Duty Land Tax?

If you are buying a property, you will also need to pay Stamp Duty Land Tax (SDLT). The amount depends on the price of the property. You can calculate this yourself using HMRC's SDLT calculator, or the Welsh Revenue Authority's calculator if the property is in Wales. We submit the SDLT return and pay the tax due on your behalf, from the funds we have received from you, your lender, or your connected sale.

If you have a mortgage to discharge over a property you have sold, or have incurred an estate agent's fee, we will normally pay the money owed directly to your lender and agent out of the sale money we receive on your behalf from the buyer. If you are purchasing a leasehold property, ground rent and service charges are likely to apply throughout your ownership. We will confirm the ground rent and anticipated service charge as soon as we receive this information.

How long does conveyancing take?

How long it takes from your offer being accepted to completion depends on a number of factors. The average process takes between 8 and 12 weeks, though this can take more or less time depending on the other parties involved and whether your matter forms part of a chain.

For example, a first-time purchase of a new-build property with a mortgage in principle and a smooth transaction could take as little as six weeks. A purchase of a leasehold property requiring a lease extension can take significantly longer, between three and six months, and additional charges would apply.

What work is included in the price?

Before exchange

  • Take your instructions and give you initial advice
  • Check that you have the necessary funds in place to finance the transaction, including any purchase price, SDLT and our charges
  • Advise you on the contract and transfer, and prepare the documents if you are selling
  • Carry out routine searches and enquiries on any property you are buying
  • Advise you on all information and correspondence received
  • Communicate with all other parties and lenders involved, and advise you on those communications
  • Advise you on the conditions of any mortgage you are entering into
  • Liaise with any mortgage lender in relation to the transaction and the drawdown or discharge of any mortgage

Exchange and completion

  • Send the final contract to you for signature
  • Agree a completion date
  • Exchange contracts and notify you that this has happened
  • Complete the transaction and arrange transfer of funds

After completion

  • Submit the SDLT return and arrange payment of the tax due
  • Complete any required registrations, for example with HM Land Registry, and deal with any requisitions
In a simple remortgage transaction, many of the above steps are not required.
